1. Why is an exclusive Buyer’s Agent different from other real estate agents?

Answer: There are a number of reasons.

  • We won’t be showing you any of our real estate listings because we don’t have any listings.
  • We negotiate for you – not against you!
  • Our complete loyalty and confidentiality is with you, the buyer.
  • We secure the best price and terms for you, our client.
  • Our goal is to save you time, effort and money.

2. What geographic areas do you cover?

Answer: We can show you real estate throughout Birmingham, and in Jefferson and Shelby Counties. Cities in particular include Mountain Brook, Vestavia, Hoover, Trussville, Homewood, Clay, Pinson, Helena, Pelham, Alabaster, Inverness, Oak Mountain and Chelsea.

3. If you don't have any listings, how can you show us a variety of houses within our price range?

Answer: That’s easy. Because we are members of the Multiple Listing Service (MLS), we can show you every house available on the market. And, since we are representing you and not any particular seller, we can also show you homes that are “For Sale By Owner” or “For Sale By Builder.” You also won’t be wasting your time looking at homes that don’t meet your criteria or interests.

4. How are you paid for your services? And, is it more expensive to use a Buyer's Agent?

Answer: Absolutely not. There is no difference in the rate of pay. The most common way real estate agents are paid is through the commission paid at closing. It is usually divided between the listing agent and the Buyer’s Agent. Because our fee comes from the proceeds of the transaction, there is no need for you to incur any additional costs for our services.

5. But if you work on commission, why would you try to get a lower price for me on a house?

Answer: That’s a great question. Let’s say we can save you $10,000 on the purchase of your home. We would only earn approximately $300 less commission. Your satisfaction and repeat business, as well as any referrals, would be worth much more than that to us. Besides, we have a legal obligation to represent your best interests.
